About Bixby
In the valley of the Arkansas River south of Tulsa, Bixby has kept its bottomland economy: corn, sweet potatoes, pecans, soybeans and sod farms surround the neighborhoods. The town grew from its 1906 incorporation to 28,617 residents by 2020, but the land it grew on is still agricultural.
Where mature pecan or oak trees are present, check nearby roof openings if you hear attic activity. OSU describes squirrels using nuts and den cavities, but trees and farmland do not establish an infestation or damp foundations at a property.
02 / What to look for
Around the property
If irrigation or drainage leaves moisture against the foundation, correct it and inspect for termite or cockroach signs.
Open farmland and the river valley can support mosquito breeding wherever water stands after the spring rains.

Practical steps
- Check soffit and attic vents on the tree line before fall dispersal; screen at the two-to-four-inch size.
- Keep irrigation heads off foundation walls and let the soil at the structure dry between waterings.
- After spring storms, walk the lot line and the field edge for standing water.
- Trim branches touching the roof so the tree line does not give squirrels a route to the roofline.
